Penthouses for Sale in Leblon

Beachfront penthouses on Delfim Moreira and duplexes with a pool in the quiet streets of Leblon, with real asking prices.

Leblon is the most expensive neighbourhood in Rio de Janeiro per square metre, and penthouses here are scarce. The neighbourhood is small and mostly residential. It runs from the Jardim de Alah canal to the foot of the Dois Irmãos, with Rua Dias Ferreira for restaurants and the beach on Avenida Delfim Moreira. Buyers choose Leblon for its quiet, tree-lined streets and for having everything within walking distance.

Below are all the penthouses for sale in Leblon that Oabitat currently lists, from compact duplexes with mountain views to front-line penthouses with a pool facing the sea. Each listing shows the asking price, so you can compare every cobertura in Leblon by price per square metre before you book a viewing.

Where to buy a penthouse in Leblon

Avenida Delfim Moreira

The front line of Leblon beach. Penthouses here face the open sea and the Dois Irmãos, are among the most expensive homes in Rio and very few are for sale at any one time.

The beach blocks

The first streets behind the beach, such as Rua Aristides Espínola and Avenida General San Martin. From here a penthouse can still see the sea from its terrace, at a lower price than on the front line.

Around Rua Dias Ferreira

The restaurant street of Leblon, close to the Dois Irmãos and the Mirante do Leblon. Popular with buyers who want to walk everywhere; the streets towards the hill are quieter.

Alto Leblon and the lagoon side

Further from the beach, towards the Lagoa and the hills, penthouses are larger for the price, and many have a pool, a view of Christ the Redeemer or the lagoon and more privacy.

What to check before buying a penthouse in Leblon

The deed covers the terrace

Check that the private area in the RGI matches what you see. Terraces, upper levels and pools added over the years are not always registered, and an unregistered extension can delay the sale or the financing.

Waterproofing and the pool

On a top floor, water is the main risk. Ask when the terrace was last waterproofed, whether the building approved the pool and whether there were leaks into the flat below.

Condominium fee and IPTU

Both are usually higher than for the apartments below, because the condominium fee follows the share of the building and the IPTU follows the area. Ask for the latest bills before you make an offer.

Access to the upper level

In many duplex penthouses the lift stops at the lower floor. Check how you reach the terrace, how furniture gets up and whether there is a service lift.

FAQ

Frequently Asked Questions

How much does a penthouse in Leblon cost?+

On 23 October 2026 the penthouses Oabitat lists in Leblon ask between R$ 3.6 million and R$ 45 million, with a median of R$ 8.9 million for about 265 m². These are asking prices; negotiated prices usually close somewhat lower.

Why are penthouses in Leblon so expensive?+

Leblon is small, almost fully built and in steady demand from Brazilian and international buyers, so very few penthouses come to the market. Our price index puts Leblon at the top of the Zona Sul for both penthouses and apartments.

Is Leblon or Ipanema better for a penthouse?+

Leblon is quieter and more residential, Ipanema livelier, with more shops and bars and a wider choice of penthouses. In our current listings Leblon asks more per square metre, while Ipanema has both the cheapest and the most expensive penthouses of the two.

What costs does the buyer pay on top of the price?+

Transfer tax (ITBI), notary and registry fees add up to about 5% of the price and are normally paid by the buyer. After the purchase you pay the monthly condominium fee and the annual IPTU property tax.

Can foreigners buy a penthouse in Leblon?+

Yes. Foreigners can buy urban property in Rio de Janeiro on the same terms as Brazilians. You need a Brazilian tax number (CPF), which can be issued from abroad, and the money should come in through an official exchange contract with a Brazilian bank.
