Selling property in Rio de Janeiro as a foreign owner

Most people who own a good apartment in Ipanema, Leblon or Copacabana and want to sell it are not living in Rio. They bought years ago and are now in Paris, Milan, Lisbon, New York or Buenos Aires, and the questions are always the same three: what is it worth today, do I have to fly over, and how much of the money actually reaches me. Here is how we answer them.

What your property is worth today

A valuation is only as good as the comparable sales behind it. We price against what has actually closed in your building and your street over recent months, not against what the neighbours are asking. You get the figure in reais and in your own currency, with the reasoning written out. There is no charge, and no obligation to list with us afterwards.

What selling with us costs

Our commission is usually 5% of the negotiated sale price, and it falls due only when the sale actually completes. Everything before that is on us: the professional photography, the written presentation material, the listing in all eight languages this site runs in, and the work of putting your property in front of buyers both here in Brazil and abroad. You are not billed for the marketing, and you are not billed if the property does not sell.

You do not need to travel to Rio

A sale can be handled entirely from abroad. You need a CPF, the Brazilian tax number you will already have from when you bought, and a power of attorney, the procuracao, granted at a Brazilian consulate or notarised locally and apostilled. We coordinate the wording with your lawyer, hold keys, run the viewings and represent the property on the ground.

The paperwork that decides how smoothly the sale closes

Selling as a non-resident turns on three things worth settling early: the property documents at the registry, including certidoes, IPTU and condominium standing; the capital gains position; and whether the money you originally brought into Brazil was registered with the Central Bank. That last one is the point owners most often overlook, and it is what governs how easily the proceeds can leave the country afterwards. We are brokers, not tax advisers, so we work alongside your lawyer and accountant, and we can introduce you to one in Rio if you do not have one.
