Furnished, serviced apartments and penthouses for short stays in Ipanema and Leblon — managed by Oabitat
Looking for vacation rentals in Rio de Janeiro? The apartments and penthouses on this page are Oabitat's own short-term lets in Ipanema and Leblon: furnished, serviced homes a few streets from the beach, many with a private pool or rooftop terrace. They are managed properties, not a listing wall — we hold the keys, meet the guests and answer the phone.
Every holiday rental on this page is a furnished apartment with linen, Wi-Fi and a doorman building; book your vacation rental in Rio de Janeiro directly with Oabitat for stays from a few nights to several months.
Below the listings you will find what makes a Rio short stay different from a long-term lease: the temporada contract that covers stays of up to 90 days, which neighbourhoods suit which kind of trip, and the answers to the questions guests and owners ask us most.

Brazilian law separates these, and the distinction decides which contract, which tax treatment and which condominium rules apply to you.
The seasonal rental, governed by Article 48 of Lei 8.245/91: a residential letting for temporary use — a holiday, a course, a work posting — capped at 90 days. The owner may take the whole rent in advance and may combine a guarantee with it. Every stay on this page falls in this category.
Anything intended as a home rather than a stay. These run 30 months as a market standard and are listed separately under our long-term rentals in Rio de Janeiro. If you want a base in the city rather than a holiday, that is the page you want.
Continuous, professional hospitality with reception, daily service and a municipal licence. Letting your own flat for a few weeks a year is not this. Running a whole building of units as rooms is, and the line between the two is exactly what Brazil's courts have spent 2026 arguing about.
Neighbourhoods
Almost all of Rio's short-let demand concentrates in a strip perhaps four kilometres long, and the difference between one end and the other is large.
Ipanema is where most of our short-let stock sits and the single most requested address in the city. Quiet residential streets between beach and Lagoa, everything walkable, and the strongest concentration of good buildings in Rio. It commands the highest nightly rates in Brazil and the steadiest occupancy, because it works for couples, families and people here to work in equal measure.
Leblon is smaller, quieter and more expensive — the most costly square metre in Brazil, to buy or to rent. Fewer buildings permit short lets here, which keeps supply tight and rates high.
Copacabana has by far the largest short-let supply in the city, and therefore the fiercest price competition. Entry prices to buy are around 40% below Ipanema, which is why so many investors start here; occupancy is good but the nightly rate is a fraction of Ipanema's, and the building stock is uneven street by street.
Santa Teresa draws a specific traveller — the hillside, the colonial houses, the studios — and rewards character over amenity. Botafogo attracts business stays and longer visits rather than beach holidays, which means flatter seasonality and less Carnival spike.
For owners
We manage short lets for owners who do not live in Rio: listing and pricing, guest screening, check-in and check-out, cleaning and linen, maintenance, and the monthly account. We visit every property we take on, and we say no to buildings where the convention makes it a bad idea. If you already own in Zona Sul and want to know what the apartment would realistically earn, we will give you a figure based on the building rather than a city average.
Whether a building allows short lets is decided by its condominium convention, and since the May 2026 STJ ruling that single document decides whether an apartment can be run as an Airbnb at all. The buildings, the numbers, the costs that get left out of the pitch and the current regulation are covered on our Airbnb investment properties in Rio de Janeiro page.

FAQ
Short-term letting itself is lawful in Brazil as locação por temporada under Article 48 of Lei 8.245/91. What changed in 2026 is the condominium question: on 7 May 2026 the STJ held in REsp 2.121.055 that letting through platforms is permissible only where the condominium convention expressly authorises it. The STJ then suspended related cases nationwide under Tema 1.443 pending a binding thesis. So the answer depends on your specific building's convention, and a definitive ruling is still awaited.
Yes, in the current state of the law. Following the May 2026 STJ decision, the convention governs. Changing it in either direction requires a two-thirds majority of owners under Article 1,351 of the Civil Code, and a prohibition should be registered at the property registry to bind future purchasers. Always read the convention and recent assembly minutes before buying with short-letting in mind.
Not yet. Projeto de Lei 372/2025 would introduce mandatory host and property registration, Cadastur inscription and platform tax collection, and a commission approved its report in December 2025, but it has not passed the full council and is not in force. It is sensible to assume registration is coming.
City-wide, the average listing ran at about US$121 a night with 40.8% occupancy and roughly US$12,800 of annual revenue in the twelve months to July 2026, across some 32,200 active listings. That is gross revenue before commission, cleaning, condomínio, IPTU, furnishing and tax. A well-located Ipanema or Leblon apartment with a pool or terrace earns substantially more than the city average; a dated studio earns less.
Not automatically. Long-term letting produced a 6.25% gross yield in Rio in June 2026 with one contract and minimal running effort, while the average short-let sits empty about three nights in five and carries commission, cleaning, furnishing and management costs. Short-letting beats it clearly in the top tier — good building, good view, outdoor space, professional management — and loses to it in the average case. Model the specific apartment rather than the category.
Up to 90 days. Beyond that it is no longer a locação por temporada under Article 48 and becomes an ordinary residential lease, with the tenant protections that carry. If you need somewhere for six months or a year, see our long-term rentals instead.
Yes. Urban residential property carries no ownership restriction for foreign nationals and needs no visa or residency. You will need a CPF, Brazil's individual taxpayer number, which also lets you declare the rental income. Rural land and border areas are the exceptions, and neither applies in Zona Sul.
A temporada letting is a residential contract for a temporary stay, up to 90 days, with no reception, no daily service and no hospitality licence. A hotel or pousada is a licensed commercial operation. The distinction matters because the 2026 STJ reasoning turns on whether repeated platform letting turns a residential unit into something hotel-like — the more your operation resembles a hotel, the more exposed it is.
Yes — that is most of what we do on the short-let side. Listing and pricing, guest screening, check-in, cleaning, linen, maintenance and a monthly statement. We work in English, French, German, Spanish, Italian and Portuguese, and we will tell you honestly if your building's convention makes short-letting unwise.
Send us your dates, the number of guests and what matters most — beach, pool, quiet, a view — and we will reply with the apartments that fit, their rates and what is included.
