Leblon has the most expensive square metre in Brazil and the smallest supply of any beach neighbourhood in Rio: a built-out grid between the Jardim de Alah canal, the Lagoa and the Dois Irmãos hill. This page lists every apartment and penthouse Oabitat currently offers in Leblon, with the current asking prices by segment and street, what a given budget buys today, and what a foreign buyer needs to know. It is part of our Rio de Janeiro real estate hub; the full list of apartments for sale in Rio de Janeiro covers the neighbouring areas.
The FipeZAP index put the average asking price in Leblon at R$28,751 per square metre in August 2026, the highest of any neighbourhood in Brazil, up 13.6% in twelve months, the strongest rise in Rio, and 2.6 times the city average of R$11,216. At the European Central Bank rate of 18 September 2026 (€1 = R$5.89) that is roughly €4,900 per square metre.

Leblon is small enough to walk end to end in twenty minutes, but the price of the same apartment can double between one street and the next. These are the rules we apply when we value a property here.
The beachfront. Avenida Delfim Moreira is the only street that faces the sea, and with Vieira Souto in Ipanema it is the most expensive address in Brazil: front-line apartments ask R$60,000 to R$115,000 per square metre, and the buildings on it change hands rarely. The cross streets behind it carry a side-sea-view premium on their upper floors.
The avenues and the quiet streets. Avenida Ataulfo de Paiva, the continuation of Ipanema's Visconde de Pirajá, is the commercial spine of the neighbourhood and carries its traffic and noise; front-facing apartments on it trade at a discount that back-facing units in the same building do not suffer, and the same is true to a lesser degree of Rua General Urquiza. The residential streets between them, such as Rua Rainha Guilhermina, Rua João Lira and Rua Aristides Espínola, and the streets around Praça Antero de Quental, are where most of the family apartments are and where prices are most stable. Rua Dias Ferreira, with its restaurants, is the neighbourhood's social centre and a sought-after address in its own right.
Alto Leblon and the Jardim Pernambuco. On the slope behind Ataulfo de Paiva the streets are quieter and greener, the buildings lower and the views over the Lagoa or the Dois Irmãos hill; prices per square metre are below the beachfront but the apartments are larger. The Jardim Pernambuco, a private enclave of houses at the top of the hill, is one of the few places in Zona Sul to buy a house with a garden behind a gate.
Cruzada São Sebastião. The blocks beside Shopping Leblon, around the Cruzada São Sebastião housing estate, are the most affordable part of the neighbourhood, and the place to look for a Leblon address on an Ipanema budget. Everywhere in Leblon the same two rules hold: every block closer to the beach adds value, and a sea view adds more than any renovation.
What the budget buys today. From our current listings: a renovated 30 m² studio on Avenida Ataulfo de Paiva at R$1.5 million; a 82 m² two-bedroom with a Christ the Redeemer view at R$1.85 million; a 100 m² two-bedroom in Alto Leblon with a green view at R$1.95 million; a 135 m² apartment near Rua Dias Ferreira at R$2.2 million; a 122 m² three-bedroom with parking and a side sea view at R$2.9 million; and a 205 m² four-bedroom near the beach at R$5.5 million. Prices and availability change; the listings on this page are live.
Leblon is entirely built out, so almost every sale is a resale and the few new developments are small boutique buildings on the interior streets. Supply is the constraint: on any given day we list fewer than thirty properties here against more than sixty in Ipanema, and good apartments in good buildings sell quickly, often before they reach the portals. Most of the stock dates from the 1950s to the 1980s; many buildings have no garage, so a registered parking space adds materially to the price, and advertised area is usually área total, including a share of the common parts.
Foreign nationals buy urban property in Brazil on the same terms as Brazilians, with no ownership restriction and no visa requirement; the one document every buyer needs is a CPF tax number. Transaction costs come to roughly 5% of the price: the municipal transfer tax ITBI of 3%, plus notary and registry fees. Our guide to buying property in Rio de Janeiro sets out the full sequence, and the closing-cost calculator gives the exact figure for a given price. Top-floor apartments with terraces are collected in our penthouses in Rio de Janeiro selection, which currently includes 13 in Leblon.
The FipeZAP rental index put the average asking rent in Leblon at R$122.50 per square metre per month in July 2026, the highest in Zona Sul. Set against August 2026 sale prices that is an indicative gross yield of about 5.1% before condominium fees, IPTU and vacancy, the lowest of the Zona Sul neighbourhoods because capital values are the highest. Tenants are executives on assignment, families drawn by the schools and the quiet, and Brazilians who want to live in Leblon before they buy here. Our apartments for rent in Rio de Janeiro page lists what is available, and the renting in Rio de Janeiro guide explains contracts, guarantees and deposits.
Leblon has very few hotels and strong demand from visitors who want a quiet beach neighbourhood, so well-located apartments let well in high season. The constraint is the building: since a 2021 Superior Court of Justice ruling a condominium may ban short-term letting in its internal rules, and in Leblon, where owner-occupiers dominate, most of the better buildings have done so. We check the convenção de condomínio before you commit. We manage 4 vacation rentals in Leblon ourselves; our article on Airbnb and condominium rules in Rio explains the legal position.
Leblon is the quietest of the beach neighbourhoods and the most self-contained: the beach and its promenade, the Lagoa for running and rowing, Shopping Leblon, the restaurants of Rua Dias Ferreira and the cafés of Ataulfo de Paiva, the square and market at Praça Antero de Quental, and some of the city's best schools within walking distance. Ipanema continues east across the Jardim de Alah canal; Gávea, Jardim Botânico and the Lagoa are a few minutes inland; the metro at Antero de Quental connects to Botafogo and the Centro.
The FipeZAP average asking price in Leblon was R$28,751 per square metre in August 2026, the highest in Brazil. Among the properties Oabitat currently lists in Leblon the median is R$31,640 per square metre and R$6.0 million for 197 square metres; studios start at about R$1.5 million, two-bedroom apartments at about R$1.85 million, and front-line apartments on Avenida Delfim Moreira ask R$60,000 to R$115,000 per square metre.
Avenida Delfim Moreira on the beachfront, then the quiet residential streets between it and Ataulfo de Paiva. Front-facing apartments on Avenida Ataulfo de Paiva and Rua General Urquiza are cheaper because of traffic, Alto Leblon is cheaper per square metre but larger, and the blocks around the Cruzada São Sebastião beside Shopping Leblon are the most affordable part of the neighbourhood.
Asking prices rose 13.6% in the twelve months to August 2026 (FipeZAP), the strongest rise in Rio, and because the neighbourhood cannot expand, scarcity supports values through the cycle. Gross rental yields are the lowest in Zona Sul, about 5.1% on long-term lets before costs, so the case for Leblon rests on capital preservation and liquidity rather than income. Currency movements matter as much as local prices for a buyer who earns in euros or dollars.
Yes, on the same terms as a Brazilian citizen. Urban residential property carries no ownership restriction and no visa or residency requirement. The buyer needs a CPF tax number, and the purchase can be completed by power of attorney without travelling to Brazil.
By the city, yes; by the building, often not. Since a 2021 Superior Court of Justice ruling a condominium can prohibit short-term letting in its internal rules, and most of the better Leblon buildings have. We check the building's convenção before you buy and manage short-term rentals only in buildings that permit them.
Leblon is smaller, quieter and about 8% more expensive per square metre; Ipanema has twice the supply, the metro and a livelier street life. Buyers who intend to live in Rio full time tend to choose Leblon; investors and second-home buyers more often choose Ipanema or Copacabana for the wider choice and the rental market.
