Copacabana has the largest choice of beachfront penthouses in Rio de Janeiro. The front line. A penthouse here has the open sea in front of the terrace and a front-row seat for the New Year fireworks. Expect traffic noise on the lower terraces and more maintenance because of the salt air.
The southern end of the beach, towards Arpoador and Ipanema. Close to the Copacabana Fort, the fishermen colony and the Cantagalo and General Osório metro stations, this is the part of Copacabana that buyers coming from Ipanema look at first.
Further back from the beach, on streets such as Rua Pompeu Loureiro towards the Lagoa, penthouses cost far less than on the front line and often have a pool and a mountain view. This is where the entry-level penthouses in Copacabana are.
Many Copacabana penthouses are in older buildings with generous original floor plans. A buyer who is ready to renovate can create a modern duplex with a large terrace for less than a finished penthouse of the same size in Ipanema or Leblon.
Prices
On 23 October 2026 Oabitat lists 11 penthouses for sale in Copacabana, ten of them on Avenida Atlântica. Asking prices run from R$ 3.69 million for a renovated 180 m² duplex with a rooftop pool on Rua Pompeu Loureiro to R$ 40 million for 658 m² on the beach. The median is R$ 11 million for about 400 m², or roughly R$ 27,000 per square metre.
Penthouses carry a premium over the other apartments in the same neighbourhood. In the Oabitat Zona Sul Price Index (September 2026) penthouses in Copacabana ask a median of R$ 28,412 per m², against R$ 21,166 for all listings in Copacabana. Copacabana is still the most affordable of the three beach neighbourhoods: the same index puts penthouses at R$ 30,083 per m² in Ipanema and R$ 31,622 in Leblon.
Before you buy
Check that the private area in the RGI matches what you see. Terraces, upper levels and pools added over the years are not always registered, and an unregistered extension can delay the sale or the financing.
On a top floor, water is the main risk. Ask when the terrace was last waterproofed, whether the building approved the pool and whether there were leaks into the flat below.
Both are usually higher than for the apartments below, because the condominium fee follows the share of the building and the IPTU follows the area. Ask for the latest bills before you make an offer.
In many duplex penthouses the lift stops at the lower floor. Check how you reach the terrace, how furniture gets up and whether there is a service lift.
Neighbourhoods

That depends on the building. Some condominiums restrict short-term rentals in their convention or house rules, others allow them. If rental income is part of your plan, we check the rules of each building before you make an offer.
Transfer tax (ITBI), notary and registry fees add up to about 5% of the price and are normally paid by the buyer. After the purchase you pay the monthly condominium fee and the annual IPTU property tax.
