Rua Barão de Jaguaripe runs across the middle of Ipanema, and Jaguaripe 289 Ipanema sits on the stretch between the beach and the Lagoa Rodrigo de Freitas. Garcia d’Ávila and Aníbal de Mendonça are the cross streets, which puts the best of the neighbourhood within three or four blocks in every direction.

Piimo developed the project as a boutique building rather than a tower. Natural materials, a restrained façade and a double-height lobby set the tone before you reach a lift.

The unit mix

Units run from 29.02 m² to 72.63 m² as studios and one-bedroom apartments. Some carry a terrace. Others use a studio-plus-room layout that gives a separate sleeping area without a full second bedroom.

That spread matters. The smaller units suit a short-let investor, the larger ones work as a genuine home for one or two people. Consequently, we match the layout to what you actually intend to do with it before recommending a unit.

A rooftop that faces both landmarks

The roof holds a pool, a gourmet space, a relax lounge, an outdoor living area and a sun deck. From that height the building looks across the Lagoa Rodrigo de Freitas in one direction and towards Corcovado in the other.

The wellness floor

This is where the project separates itself from the other Ipanema launches. Alongside the gym there is a dedicated Wellness Space with contrast therapy – a hot hydro pool and a cold plunge tank – plus a rest lounge, a dry sauna, a wet sauna, a shower and an outdoor area for yoga and meditation.

Furthermore, the building adds a laundry, a delivery room, a luggage store and a bicycle store. Units get biometric locks, and the entrance uses a controlled-access airlock with infrastructure for cameras, alarms and perimeter sensors.

Price and payment

The developer releases prices per unit on request, and they move as construction progresses. Off-plan purchases in Brazil pay in instalments across the build rather than in one sum, so the payment schedule matters as much as the headline figure. We send both together.

What Jaguaripe 289 costs

The developer table for September 2026 starts at BRL 1.362.000 for a 29,02 m2 studio. One-bedrooms run from BRL 1.405.000 to about BRL 2.355.000 depending on size and floor, a 67,25 m2 one-bedroom-plus-studio reaches BRL 3.350.000, and the 72,63 m2 rooftop unit is priced at BRL 4.075.000. Prices climb with the floor and the developer reissues the table every month, so read these as the current floor rather than a fixed quote.

How you pay for it

You pay 15 per cent on signing, then 11 per cent across 30 monthly instalments and 6.5 per cent across four half-yearly payments during construction. A further 2.5 per cent falls due in March 2029 and the remaining 64.5 per cent in April 2029, after handover, which you cover in cash or through post-completion financing. Instalments track INCC-DI/FGV until habite-se and IPCA plus 12 per cent a year afterwards. ITBI, IPTU, notary fees and utility connections sit on top and are yours to pay.

Delivery and parking

The developer forecasts completion for 31 March 2029. The building carries no garage spaces at all, which is a deliberate choice on this stretch of Ipanema, so budget for renting a space nearby if you need one.
