Be in Rio Jaguaripe 404 is an off-plan building on a quiet stretch of Rua Barao de Jaguaripe in Ipanema, launched in September 2026 by Opportunity Imobiliario. Nobody has built it yet, so everything below describes the approved project rather than a finished apartment.

Be in Rio Jaguaripe 404 holds only 22 residences

The tower spreads 22 apartments over ten levels: the ground floor for common areas, seven typical floors, one floor of units with a terrace and a rooftop leisure level. Studios measure 32,42 m2. One-bedrooms measure 41,10 and 42,79 m2, with a terrace version at 42,87 m2. Two-suite apartments measure 73,44 and 73,52 m2.

A facade by Coletivo Muda

A Arquitetura designed the building and Rio Arquitetura the common areas. Coletivo Muda made the tile panel on the facade, which shifts as you walk past it. That artwork is what makes the building read as a piece of Ipanema rather than another small tower.

The top floor carries a pool, an outdoor lounge with views, a lounge bar, a sauna and both indoor and outdoor fitness space. Downstairs sit a mini market, a delivery area, a luggage store, a bike room with an air compressor and a concierge with a security vestibule.

Parking, honestly

Be in Rio Jaguaripe 404 gives no apartment a garage space. The building provides one accessible space and one loading bay on the ground floor, and that is all. Budget for renting a space nearby if you need one. The Lagoa, the beach and Nossa Senhora da Paz metro all sit within walking distance.

What Be in Rio Jaguaripe 404 costs

The developer table for September 2026 starts at BRL 1.556.800 for a 32,42 m2 studio and runs to BRL 3.035.900 for a 73,44 m2 two-suite apartment. Prices climb with the floor. The developer reissues the table every month, so read these as the current floor rather than a fixed quote, and let us confirm the figure for the unit you want.

How you pay for it

The plan follows the Brazilian off-plan pattern. You pay 8 per cent on signing and 4 per cent as a deposit, then 23 monthly instalments and four half-yearly payments through construction. Roughly 70 per cent of the price falls due from February 2029, after handover, which you cover in cash, through a Brazilian bank or through the developer, who offers direct financing at 8.5 per cent a year on the PRICE system. Instalments track INCC-FGV during construction and IPCA afterwards. ITBI transfer tax and notary fees sit on top and are yours to pay.

The developer forecasts habite-se for November 2028.
