Locations

Where to rent an apartment in Ipanema

Avenida Vieira Souto

The front line of Ipanema beach. Apartments here have the open sea view and the highest rents in the neighbourhood, and they rarely come up for long-term rent.

Arpoador

The eastern end of Ipanema, towards Copacabana. Short, quiet streets close to the rocks, Arpoador beach and the General Osório metro station.

The streets behind the beach

Rua Barão da Torre, Rua Prudente de Morais, Rua Joaquim Nabuco and their neighbours hold most of the apartments for rent in Ipanema. You are one or two blocks from the sand and from the shops, at a lower rent than on the front line.

The lagoon side

North of Rua Visconde de Pirajá, towards the Lagoa Rodrigo de Freitas. Quieter and more residential, with views of the lagoon or Christ the Redeemer from the upper floors, and usually the lowest rents in Ipanema.

The median is R$ 15,000 a month, and most of the apartments have two or three bedrooms and between 100 and 170 m².

What renting in Rio de Janeiro costs

Before you sign

What to check before renting an apartment in Ipanema

One guarantee, not two

Brazilian law allows the landlord to ask for one guarantee per contract: a guarantor (fiador), rental guarantee insurance (seguro-fiança), a deposit (caução) of up to three months’ rent, or a capitalisation bond. Foreign tenants usually use the insurance or the deposit.

Length of the contract

Residential leases in Rio are usually signed for 30 months. You can leave earlier by paying the penalty written into the contract, reduced in proportion to the time you have already lived in the apartment.

Parking and the building

Many of the older buildings in Ipanema have no garage, and a parking space is not always included in the rent. Check whether the apartment comes with a space, whether the building has a doorman around the clock and whether pets are allowed.

The inspection report

Before you move in, the condition of the apartment and of the furniture is recorded in a written inspection report (vistoria) with photos. At the end of the lease the apartment is compared against this report, so read it carefully before you sign it.

Contracts, guarantees and the rules for foreign tenants

Staying for less than three months?

A long-term lease is for a year or more. For a stay of up to 90 days Brazilian law has a separate seasonal contract (temporada), and Oabitat also rents furnished vacation apartments in Ipanema and Leblon by the night or by the month.
