Ipanema is the second most expensive neighbourhood in Brazil and the most requested address in our portfolio. This page lists every apartment, penthouse and rental Oabitat currently offers in Ipanema, with the current asking prices by segment and street, what a given budget buys today, and what a foreign buyer needs to know before making an offer. It is part of our Rio de Janeiro real estate hub; the full list of apartments for sale in Rio de Janeiro covers the neighbouring areas as well.
The FipeZAP index put the average asking price in Ipanema at R$26,612 per square metre in August 2026, up 8.6% in twelve months and 2.4 times the Rio de Janeiro city average of R$11,216. Only Leblon, next door, is more expensive. At the European Central Bank rate of 18 September 2026 (€1 = R$5.89) that is roughly €4,520 per square metre.

Our own Ipanema listings sit close to the neighbourhood average, which is the point about Ipanema: unlike Copacabana, where renovated and beachfront stock asks far more than the typical flat, in Ipanema the luxury segment and the neighbourhood are almost the same market. The median apartment we list in Ipanema asks R$2.89 million for 135 square metres. By size of apartment, on 2 October 2026:
| Ipanema apartments for sale (Oabitat) | Listings | From | Median asking price |
|---|---|---|---|
| One bedroom | 13 | R$1.0 million | R$1.6 million |
| Two bedrooms | 12 | R$1.48 million | R$2.3 million |
| Three bedrooms | 22 | R$1.4 million | R$5.0 million |
| Four or more bedrooms | 12 | R$1.95 million | R$4.9 million |

The neighbourhood average hides differences of two to three times between streets a few minutes' walk apart. These are the rules we apply when we value an apartment in Ipanema:
The beachfront. Avenida Vieira Souto is the only street in Ipanema that faces the sea directly, and apartments on it trade far above everything behind it; the cheapest front-line apartment we currently list is a 75 m² two-bedroom at R$3.7 million, and large high-floor residences ask R$17–25 million. Every block back from the beach takes value off, and a sea view, even a side view from a high floor on a cross street, adds more than any renovation.
The Quadrilátero. The grid of streets between Praça Nossa Senhora da Paz and the Leblon border is the most expensive part of the interior. The streets with no through traffic are the most sought after of all: Rua Redentor, for example, is closed at both ends and has private security financed by the buildings on it, so a flat there costs more than the same flat two streets away. The two main avenues, Rua Visconde de Pirajá and, across the canal, Avenida Ataulfo de Paiva, carry traffic and noise, and front-facing apartments on them sell at a discount that back-facing units in the same buildings do not.
Copanema. At the eastern end of the neighbourhood, around Rua Gomes Carneiro and Praça General Osório, the apartments are older and larger and the prices are closer to Copacabana's: a renovated three-room apartment there typically asks around R$2 million rather than R$3–5 million in the Quadrilátero. The postal address is still Ipanema, which is why this pocket is popular with short-term-rental investors, and Avenida Rainha Elizabeth and Rua Joaquim Nabuco, one block from the beach, are where we most often find real opportunities. Prices are lower again near the entrances to the Cantagalo and Pavão-Pavãozinho communities on the border with Copacabana, particularly where the access is by stairs.
What the budget buys today. From our current listings: a furnished 40 m² one-bedroom at R$1.0 million; a renovated 70 m² two-bedroom at R$1.79 million; a 135 m² two-bedroom on Rua Gomes Carneiro, in Copanema, at R$2.19 million; a 152 m² penthouse on Rua Farme de Amoedo at R$2.45 million; a 159 m² three-bedroom at R$4.1 million; and a 90 m² two-bedroom on Vieira Souto at R$5.25 million. Ipanema is built out. There is almost no land for new construction, so nearly every sale is a resale of an existing apartment, and the supply of good apartments in good buildings is the constraint that keeps prices firm: FipeZAP asking prices rose 8.6% in the twelve months to August 2026 against 5.49% nationally. Most of the stock dates from the 1950s to the 1980s. Buildings of that period often have no garage, and a parking space (vaga) adds materially to the price; advertised area is usually área total, including a share of the common parts, so the usable floor area is smaller than the headline figure.
Foreign nationals buy urban property in Brazil on the same terms as Brazilians. There is no ownership restriction and no visa requirement; what every buyer needs is a CPF tax number, which a consulate issues in a few days. Transaction costs come to roughly 5% of the price: the municipal transfer tax ITBI of 3%, plus notary and registry fees. Our guide to buying property in Rio de Janeiro sets out the full sequence, and the closing-cost calculator gives the exact figure for a given price. For the whole city, see apartments for sale in Rio de Janeiro; for top-floor apartments with terraces, our penthouses in Rio de Janeiro selection currently includes 13 in Ipanema.
The FipeZAP rental index put the average asking rent in Ipanema at R$117.40 per square metre per month in July 2026, among the highest in the city, just below Leblon. Set against August 2026 sale prices that is an indicative gross yield of about 5.3% before condominium fees, IPTU and vacancy, lower than in Botafogo (6.7%) or Barra da Tijuca (6.2%) because Ipanema's capital values are so much higher. Long-term tenants are a mix of executives on assignment, families drawn by the international schools nearby and Brazilians moving within Zona Sul. The 10 apartments we currently offer for long-term rent in Ipanema ask a median of R$18,000 a month, about R$122 per square metre, from R$12,500 (Oabitat listings, October 2026); the full selection of apartments for rent in Rio de Janeiro covers the other neighbourhoods, and our renting in Rio de Janeiro guide explains contracts, guarantees and deposits.
Ipanema has very few hotels for its visitor numbers, so short-term rentals are a large part of its market and the main reason many foreign buyers choose a one- or two-bedroom here. Two things decide whether an Airbnb investment in Ipanema works. The first is the building: since the Superior Court of Justice ruled in 2021 that a condominium may ban short-term letting through its internal rules, many of the better buildings have done so, and we check the convenção de condomínio before you commit. The second is the street: the Copanema pocket and the streets near Praça General Osório, where prices are lowest and the metro is closest, produce the best ratio of rental income to purchase price. Our articles on Airbnb and condominium rules in Rio and apartment-hotel buildings go into the detail, the Airbnb ROI calculator runs the numbers for a specific apartment, and we list 10 vacation rentals in Ipanema that we manage ourselves.
Ipanema is about two kilometres of beach between Arpoador and the Jardim de Alah canal, with Lagoa Rodrigo de Freitas behind it. Everything is walkable: Rua Visconde de Pirajá and Rua Garcia d'Ávila for shops, Praça Nossa Senhora da Paz for the organic market and the cafés around it, and Praça General Osório for the Sunday Hippie Fair and the metro station, which connects to the business districts in Botafogo and the Centro. The beach is divided by its lifeguard posts, Posto 8 to Posto 10, each with its own crowd; Arpoador, at the eastern end, has the sunset. Leblon continues west across the canal, Copacabana lies east over the hill, and the Lagoa, Jardim Botânico and Gávea are a short drive inland.
The FipeZAP average asking price in Ipanema was R$26,612 per square metre in August 2026. Among the 61 apartments Oabitat currently lists in Ipanema the median asking price is R$2.89 million for 135 square metres; one-bedroom apartments start at about R$1.0 million, two-bedrooms at about R$1.5 million, and front-line apartments on Avenida Vieira Souto at R$3.7 million.
Avenida Vieira Souto on the beachfront, followed by the quiet streets of the Quadrilátero between Praça Nossa Senhora da Paz and Leblon, especially dead-end streets with private security such as Rua Redentor. The cheapest part of Ipanema is the Copanema pocket around Rua Gomes Carneiro and Praça General Osório, and the streets near the Cantagalo and Pavão-Pavãozinho entrances.
Asking prices rose 8.6% in the twelve months to August 2026 (FipeZAP), and because the neighbourhood is built out, scarcity supports values through the cycle. Gross rental yields are modest, about 5.3% on long-term lets before costs, so the case for Ipanema rests on capital preservation and liquidity rather than income. Currency movements matter as much as local prices for a buyer who earns in euros or dollars.
Yes, on the same terms as a Brazilian citizen. Urban residential property carries no ownership restriction and no visa or residency requirement. The buyer needs a CPF tax number, a Brazilian bank account is not required, and the purchase can be completed by power of attorney without travelling to Brazil.
By the city, yes; by the building, not always. Since a 2021 Superior Court of Justice ruling, a condominium can prohibit short-term letting in its internal rules, and many Ipanema buildings have done so. We check the building's convenção before you buy, and we manage short-term rentals in buildings that permit them.
Two recurring costs: the monthly condominium fee, which in Ipanema commonly runs from a few hundred reais in a small building to several thousand in a large one with 24-hour staff, and IPTU, the annual municipal property tax, calculated on an assessed value that is normally well below market price. We give you both figures for any apartment before you make an offer.
