Copacabana has the widest choice of apartments in Rio de Janeiro's Zona Sul and the widest range of prices: four kilometres of beach and buildings from 1930s art deco to new launches. This page lists every apartment and penthouse Oabitat currently offers in Copacabana, with asking prices by segment, the rules that move the price from one block to the next, and what a foreign buyer needs to know. It belongs to our Rio de Janeiro real estate hub; for the neighbouring areas see apartments for sale in Rio de Janeiro.

Copacabana Property Prices in 2026

The FipeZAP index put the average asking price in Copacabana at R$13,626 per square metre in August 2026, up 9.1% in twelve months, the strongest rise of the Zona Sul neighbourhoods after Leblon and well ahead of the 5.49% national average. That is about half the Ipanema figure (R$26,612) for the same beach, which is why Copacabana is the usual entry point for investors and second-home buyers. At the European Central Bank rate of 18 September 2026 (€1 = R$5.89) it is roughly €2,300 per square metre.

Copacabana is two markets under one name. The neighbourhood average is pulled down by thousands of small, unrenovated apartments in the interior streets; the renovated and beachfront stock that we list asks a median of about R$21,000 per square metre, roughly 55% above the FipeZAP average, and penthouses on or near Avenida Atlântica ask more again. The median apartment we list in Copacabana asks R$3.2 million for 191 square metres. By size, on 2 October 2026:

Where the Price Changes Inside Copacabana

Few neighbourhoods in Rio vary as much from block to block. One rule explains most of it: the closer to Ipanema, the more sought after the address. Copacabana is denser than Ipanema and Leblon, with taller buildings on narrower streets, bigger crowds and more hillside communities along its edges, and visitors who know it as the most famous beach in Brazil often assume it is also the best address. The square-metre prices say otherwise: that was true decades ago, before the city grew south and west, and today Copacabana costs about half of Ipanema. For a buyer that is the opportunity, provided the block is chosen with care. These are the rules we apply when we value an apartment here.

Avenida Atlântica. The beachfront avenue is the most popular street in the neighbourhood by a distance: it runs the full length of the beach, from Leme to the Forte de Copacabana, every front-facing apartment on it has the sea in front of it, and it is the largest stock of front-line apartments in the city. A front-facing apartment on it trades far above the same apartment one block back on Rua Barata Ribeiro, and a high floor with the full curve of the beach in view adds more still. Side ocean views from the cross streets, visible from the upper floors of buildings a block or two inland, are the usual compromise and cost much less.

Posto 6 and the Ipanema end. The southern end of the beach, between Rua Francisco Otaviano and the fort, is the most sought-after part of Copacabana, and demand rises block by block towards the Ipanema border and the Copanema streets beyond it: quieter, closer to Ipanema and Arpoador, and served by the Cantagalo and General Osório metro stations. Prices here come closest to Ipanema's, and the streets at this end (Rua Francisco Otaviano, Rua Bulhões de Carvalho, Rua Souza Lima) are where buyers who want an Ipanema lifestyle at a Copacabana price usually look.

The interior streets. Rua Barata Ribeiro and Avenida Nossa Senhora de Copacabana are the neighbourhood's two commercial arteries, with bus traffic all day; front-facing apartments on them are the cheapest way into a good building, and back-facing units in the same buildings are worth noticeably more. Between them and the hills, the quieter residential streets such as Rua Tonelero, Rua Figueiredo de Magalhães and Rua Pompeu Loureiro hold the large family apartments of the 1950s and 1960s that are the best value in Zona Sul per square metre. Bairro Peixoto, the low-rise enclave around Praça Edmundo Bittencourt, is a village inside the neighbourhood and is priced accordingly.

The hillside edges. As in Ipanema, prices fall near the entrances to the hillside communities: Cantagalo and Pavão-Pavãozinho at the Posto 6 end, Morro dos Cabritos and Ladeira dos Tabajaras behind Bairro Peixoto, and Babilônia and Chapéu Mangueira behind Leme. Streets that end in stairs are cheaper than streets that run through. Leme, the quiet northern end of the same beach, has its own page.

What the budget buys today. From our current listings: an off-plan 36 m² studio on Rua Tonelero at R$1.15 million; a 110 m² three-bedroom on Rua Barata Ribeiro at R$1.4 million; a 143 m² four-bedroom on Rua Figueiredo de Magalhães at R$1.5 million; an 85 m² two-bedroom with side ocean view on Rua Souza Lima at R$1.7 million; a 159 m² three-bedroom on Rua Bulhões de Carvalho at R$2.08 million; a 119 m² beachfront two-bedroom on Avenida Atlântica at R$3.2 million; and a 370 m² beachfront apartment on Avenida Atlântica at R$7.8 million. Buying an Apartment in Copacabana

Most of Copacabana was built between the 1940s and the 1970s, and the building matters as much as the apartment. The questions we answer before you offer: whether the façade and the lifts have been renovated and how the condominium's reserve fund looks, whether the apartment has a registered parking space (most older buildings have none), whether the convenção de condomínio permits short-term letting, and what the monthly condominium fee and the annual IPTU come to. Advertised area is usually área total, including a share of the common parts, so the usable floor area is smaller than the headline number. Copacabana also has more new construction than Ipanema or Leblon, mostly small units on the interior streets aimed at investors, and these are listed with our new developments in Rio de Janeiro.

Foreign nationals buy urban property in Brazil on the same terms as Brazilians, with no ownership restriction and no visa requirement; the one document every buyer needs is a CPF tax number. Transaction costs come to roughly 5% of the price: the municipal transfer tax ITBI of 3%, plus notary and registry fees. Our guide to buying property in Rio de Janeiro sets out the full sequence, and the closing-cost calculator gives the exact figure for a given price.

Short-Term and Long-Term Rentals in Copacabana

Copacabana is Rio's highest-volume short-term rental market: it has most of the city's hotels and most of its listed holiday apartments, and demand peaks at New Year, when the fireworks are on this beach, and at Carnival. That volume cuts both ways. Occupancy is easier to achieve than in quieter neighbourhoods, but competition keeps nightly rates below Ipanema's, and the building's rules decide everything: since a 2021 Superior Court of Justice ruling a condominium may ban short-term letting, and many have. Purpose-built apartment-hotel buildings and buildings whose convenção expressly allows it are the safe choices, and we check the rules before you commit. Our articles on Airbnb in Copacabana and apartment-hotel buildings in Rio go into the detail, and the Airbnb ROI calculator runs the numbers for a specific apartment.

The FipeZAP rental index put the average asking rent in Copacabana at R$74.60 per square metre per month in June 2026; set against the August 2026 sale price, that is an indicative gross yield of about 6.5% before condominium fees, IPTU and vacancy, against about 5.3% in Ipanema. For long-term letting Copacabana has the deepest tenant pool in Zona Sul, from students and young professionals in the studios to families in the large interior apartments, and because entry prices are lower than in Ipanema the gross yield on a renovated apartment is usually higher. Our apartments for rent in Rio de Janeiro page lists what is available, and we manage long-term rentals for owners who live abroad.

Living in Copacabana

Copacabana is the most urban of the beach neighbourhoods: three metro stations (Cardeal Arcoverde, Siqueira Campos and Cantagalo), a hospital, markets, cinemas and restaurants on every block, and the beach promenade for running, cycling and football at any hour. It is denser and noisier than Ipanema and Leblon, and more mixed in age and income, which is exactly what many residents like about it. Leme, at the northern end, is the quiet exception; Posto 6, at the southern end, is where Copacabana shades into Ipanema. Botafogo and the business districts are ten minutes away by metro, Ipanema is a walk over the hill or along the beach.

Frequently Asked Questions

How much does an apartment in Copacabana cost?

The FipeZAP average asking price in Copacabana was R$13,626 per square metre in August 2026, about half the Ipanema figure. Renovated and beachfront apartments ask considerably more: among the 33 apartments Oabitat currently lists in Copacabana the median is R$20,952 per square metre and R$3.2 million for 191 square metres. Studios start at about R$1.15 million and renovated three-bedrooms in the interior streets at about R$1.4 million.

Is Copacabana a good area for short-term rental investment?

It is Rio's largest short-term rental market, with the strongest demand at New Year and Carnival, so occupancy is easier to achieve than elsewhere, but nightly rates are lower than in Ipanema and many buildings prohibit short-term letting under a 2021 Superior Court of Justice ruling. The investment works in buildings that expressly permit it, including purpose-built apartment-hotels, and we check the building's rules before you buy.

Which part of Copacabana is best to buy in?

The closer to Ipanema, the better: Posto 6, at the southern end near Ipanema and Arpoador, is the most sought-after part of Copacabana; Avenida Atlântica is the beachfront; Bairro Peixoto is the quiet low-rise enclave; Leme is the calm northern end. The commercial streets Barata Ribeiro and Nossa Senhora de Copacabana are the cheapest addresses in good buildings, and prices fall near the hillside community entrances.

Is Copacabana or Ipanema better to live in?

Ipanema is quieter, more uniform and about twice the price per square metre; Copacabana is livelier, better served by the metro and far more varied in buildings and prices. Buyers who want the Ipanema lifestyle at a lower price usually look at Posto 6, where the two neighbourhoods meet.

Can a foreigner buy an apartment in Copacabana?

Yes, on the same terms as a Brazilian citizen. Urban residential property carries no ownership restriction and no visa or residency requirement. The buyer needs a CPF tax number, and the purchase can be completed by power of attorney without travelling to Brazil.

What should I check in an older Copacabana building?

The state of the façade, lifts and plumbing, the condominium's accounts and reserve fund, whether a parking space is registered to the apartment, whether the convenção permits short-term letting, and the monthly condominium fee and annual IPTU. We obtain all of these before you make an offer.
