Rio de Janeiro's residential market is the tenth most expensive in Brazil by asking price: R$ 11,131 per m² city-wide in July 2026, up 4.72 % in twelve months (FipeZAP). The prime beachfront neighbourhoods run at two to two-and-a-half times that figure — Leblon R$ 28,432/m² and Ipanema R$ 26,178/m² — which is where most of the properties on this page are. Oabitat currently lists 167 properties for sale in Rio de Janeiro, from R$ 1.0 million to R$ 60 million, with a median asking price of R$ 3.7 million; the listings below are updated as properties come on and go off the market.

Properties for Sale in Rio de Janeiro

Almost all of the city's foreign and high-end demand concentrates in the Zona Sul — the strip of neighbourhoods between the beaches and the Tijuca forest — plus the gated hillside enclaves of Joá and São Conrado. Oabitat's inventory reflects that: Ipanema (61 listings for sale), Copacabana and Leme (36), Leblon (28), Lagoa (9), Gávea and Urca (6 each), Jardim Botânico and São Conrado (4 each), with single properties in Botafogo, Flamengo, Joá, Santa Teresa and Barra da Tijuca. By type: 137 apartments, 64 penthouses, 22 houses and 14 units in new developments (listings can carry more than one type).

What Property Costs in Rio de Janeiro (2026)

The table shows FipeZAP's average asking price per square metre for the neighbourhoods it tracks in the city (July 2026), the change against FipeZAP's September 2025 figure for the same neighbourhood, and the median asking price per m² of Oabitat's own current listings where we have enough of them to quote. Our medians sit above the FipeZAP average in every neighbourhood: FipeZAP averages every advertised apartment, while our listings are weighted towards front-line, renovated and high-floor units.

Three things stand out. Leblon and Ipanema are pulling away from the rest of the city — their asking prices rose roughly twice as fast as the city average over the last year, on a very small supply of beachfront land. Copacabana is the outlier in the other direction: at R$ 13,479/m² it costs half of Ipanema for the same beach, which is why it attracts both renovation buyers and short-term-rental investors. And the city as a whole is still cheaper than Brazil's resort markets — Vitória, Itapema and Balneário Camboriú all trade above R$ 15,000/m² — despite Rio's deeper rental demand.

Inside Ipanema and Leblon the street matters as much as the neighbourhood

The FipeZAP averages hide a spread of 30–40 % within a single neighbourhood, and it follows a few simple rules we apply on every valuation. In Ipanema the most expensive blocks are the Quadrilátero — the grid between Praça Nossa Senhora da Paz and the Leblon border, two to four streets back from the beach — where renovated apartments and new boutique buildings set the neighbourhood's ceiling. Within the Quadrilátero the quiet streets command a further premium over the through roads: Rua Redentor, for example, is closed to through traffic at both ends and its buildings jointly pay for private street security, which is why it is one of the most sought-after addresses in Ipanema and trades above the surrounding blocks. Moving east along the neighbourhood's main artery, Rua Visconde de Pirajá (which becomes Avenida Ataulfo de Paiva in Leblon), prices drop for front-facing apartments on the avenue itself: it carries the Zona Sul's bus and through traffic, and the noise is priced in — the same floor plan on a parallel side street costs more. Where the avenue ends, the blocks around Rua Gomes Carneiro and Praça General Osório — still Ipanema, but known locally as "Copanema" — are noticeably cheaper per square metre: a renovated 3-bedroom apartment there can still be found around R$ 2 million, which the Quadrilátero has not offered for years. The flats are typically older and larger, and the address is still Ipanema — which is exactly why Copanema is the opportunity we point short-term-rental investors to: a guest searching Airbnb for "Ipanema" finds the listing, the owner paid Copanema prices for it, and on Avenida Rainha Elizabeth or Rua Joaquim Nabuco the beach is still a few minutes' walk. The third factor is proximity to the Pavão-Pavãozinho–Cantagalo community, which runs along the hillside from Ipanema into Copacabana: the closer a street is to it, and above all to its stairway entrances, the lower the price per square metre, independent of the building's quality. Leblon has the same pattern on a smaller scale — the blocks next to the Cruzada São Sebastião housing estate beside Shopping Leblon trade below the rest of the neighbourhood, while Alto Leblon on the hillside sells views instead of beach distance. Everywhere in the Zona Sul the universal rule holds: every block closer to the sand adds value, and a frontal sea view adds more than any renovation.

Rio de Janeiro Property Market: Where It Stands in 2026

Prices. Rio's asking prices rose 4.72 % in the twelve months to July 2026 and 2.76 % in the first seven months of the year, slightly below the national FipeZAP composite (+5.46 %) but with the prime neighbourhoods well above it. Rents are the stronger story: asking rents in the city reached R$ 59.87/m² per month in June 2026, up 11.65 % year on year — two and a half times the IPCA inflation rate of 4.64 % — giving a gross rental yield of 6.25 % against 6.13 % nationally (FipeZAP Locação, June 2026). That spread between rent growth and price growth is why long-term rental investors are back in Copacabana and Botafogo. Our rental-yield comparison by neighbourhood breaks the figure down by area.

Interest rates. The Banco Central cut the Selic rate to 13.75 % on 16 September 2026, the first reduction from the 14.00 % peak, without committing to further cuts. Mortgage credit remains expensive for Brazilians, which keeps the prime market cash-driven and gives foreign buyers paying in euros or dollars an advantage in negotiation; see financing options for foreign buyers for what Brazilian banks will and will not lend to non-residents.

New supply. Developers launched 13,272 residential units in the city in the first half of 2026 (+2.26 % on the same period of 2025) and sold 12,883 (+4.65 %), according to ADEMI-RJ and Brain Inteligência Estratégica; half of the launches were in the subsidised Minha Casa Minha Vida segment, which means new supply in the Zona Sul remains thin — typically boutique buildings of 10 to 40 units on Ipanema and Leblon side streets, now protected by the APAC Bossa Nova preservation rules. Short-term rentals. The STJ's 2026 ruling on Airbnb in condominiums changed what owners may do with an apartment; we cover it in Airbnb investment in Rio after the STJ decision. Before buying for short-term letting, read the building's convenção — we check it as part of due diligence.

Buying Property in Rio de Janeiro as a Foreigner

Foreigners can buy urban residential property in Brazil in their own name, with no residency requirement and no restrictions on resale or repatriation, provided the purchase is done correctly. The six steps, each with its own guide:

  1. Get a CPF (Brazilian tax number) — issued at a consulate or in Brazil in a few days; needed for every signature. CPF and financing guide.
  2. Reserve the property with a promessa de compra e venda — the binding pre-contract, usually with a 10–20 % deposit. What the promessa must contain.
  3. Due diligence — matrícula (title record), seller's debts and lawsuits, condominium arrears, IPTU, and in Copacabana and Leme whether the land is terreno de marinha (federal foreshore). Due-diligence checklist.
  4. Transfer the funds through a registered exchange contract — the Banco Central record is what later lets you take the money out again. Transferring money to Brazil.
  5. Pay ITBI and sign the escritura — the municipal transfer tax in Rio is 3 % of the price; the deed is signed at a cartório. ITBI explained.
  6. Register the deed at the Registro de Imóveis — ownership passes on registration, not on signature. Budget roughly 5 % of the purchase price for ITBI, notary and registration together; calculate the closing costs for your price.

Neighbourhoods in Rio de Janeiro

Ipanema is the centre of the market and of our inventory: Posto 9 and 10 beachfront, the Quadrilátero behind it, the side streets between Rua Prudente de Morais and the lagoon, and the cheaper Copanema blocks towards Arpoador and Copacabana. Leblon is smaller, more residential and the most expensive square metre in the city; Alto Leblon on the hillside trades at a discount to the flat streets. Copacabana and Leme offer the widest choice and the lowest beachfront price, with large 1950s–70s apartments on Avenida Atlântica that reward renovation. Lagoa sells views of the lagoon and the Christ statue from large apartments at a third below Ipanema. Jardim Botânico and Gávea are green, low-rise and popular with families; Urca is a peninsula of low buildings and waterfront houses with its own small beach; Joá and São Conrado are where the detached houses and gated condominiums are. Can a foreigner buy property in Rio de Janeiro?

Yes. Non-residents may buy urban property in Brazil in their own name with a CPF tax number and a passport; no visa or residency is required. Restrictions apply only to rural land and border areas, not to apartments or houses in the city.

How much does an apartment cost in Rio de Janeiro?

The city-wide asking price was R$ 11,131 per m² in July 2026 (FipeZAP). In Ipanema and Leblon it is R$ 26,000–28,500 per m², in Copacabana about R$ 13,500 per m². In our current listings a renovated 2-bedroom apartment within two blocks of the beach is R$ 3–5 million in Ipanema's Quadrilátero, around R$ 2 million in the Copanema streets towards Copacabana, and R$ 1.5–3 million in Copacabana itself.

What are the closing costs when buying in Rio?

About 5 % of the purchase price: ITBI transfer tax of 3 %, plus notary (escritura) and registration fees of roughly 1.5–2 %. Broker commission is paid by the seller.

Is Rio de Janeiro property a good investment in 2026?

Prices rose 4.72 % and rents 11.65 % in the year to mid-2026, giving a gross yield of 6.25 % (FipeZAP). Returns are highest in Copacabana and Botafogo for rentals and in Leblon and Ipanema for capital growth. Currency movements matter as much as local prices for a euro or dollar buyer.

Can I get a mortgage in Brazil as a foreigner?

Rarely, and at Selic-linked rates above 13 % a year. Almost all foreign buyers pay cash from abroad through a registered exchange contract, which also secures the right to repatriate the proceeds later.

Which neighbourhood is best for a foreign buyer?

Ipanema and Leblon for value retention and walkability; Copacabana for rental yield and the lowest beachfront entry price; Lagoa, Jardim Botânico and Gávea for families; Joá and São Conrado for houses with gardens and security.

How long does a purchase take?

Typically 30–60 days from accepted offer to registered deed when the title is clean and the funds are ready. Obtaining a CPF takes a few days; the exchange transfer two to five business days.

Does buying property give me a Brazilian visa?

A real-estate investment of at least R$ 1 million (R$ 700,000 in the North and Northeast) qualifies for the VITEM IX investor residence visa. The property purchase alone does not grant residency automatically; the visa is applied for separately.
