What most buyers from Europe and North America are really deciding is not whether they can buy a home in Brazil but where: a beach apartment, a house with a garden, a penthouse that also earns rental income when they are away.

Two things stand out. The city averages are close together — Rio de Janeiro is not Brazil’s most expensive city on average; Vitória and the Santa Catarina coast are. And the spread inside a city is far wider than the spread between cities: the same FipeZAP report puts Leblon at R$ 28,432/m² and Ipanema at R$ 26,178/m², against R$ 19,990/m² in Itaim Bibi, São Paulo’s most expensive neighbourhood. The two most valuable residential addresses in Brazil are beachfront streets in Rio’s Zona Sul. That is where resale liquidity and rental demand are deepest, and it is why most of our foreign clients end up there.

Yes. Foreign individuals can buy urban residential property in Brazil freehold, in their own name, without residency. Rural land has restrictions; city houses and apartments do not.
Prices of homes for sale in Brazil vary more by neighbourhood than by city. City-wide averages in July 2026 ranged from about R$ 7,500/m² in Porto Alegre to R$ 15,400/m² in Vitória (FipeZAP). In Rio de Janeiro the city average is R$ 11,131/m², but Leblon and Ipanema — the most expensive neighbourhoods in Brazil — are above R$ 26,000/m². In our current portfolio, renovated two-bedroom apartments in Ipanema and Leblon start around R$ 1.8 million, townhouses and smaller houses around R$ 1.7 million, and family houses with views sit between R$ 3.5 and 6 million.
For a home you will also use yourself, the answer is usually a beach neighbourhood with a real city behind it. Rio de Janeiro’s Zona Sul is the only place in Brazil that combines ocean-front living, an international airport and the country’s deepest rental and resale market, which is why it is where most of our European and North American clients buy.
Yes. Short-term rental is legal in Rio de Janeiro, although a condominium can restrict it by a two-thirds vote of its owners, so we check the building’s rules before you buy (see Airbnb rules in Rio condominiums). Non-resident owners pay a flat 15 % on rental income. Oabitat manages apartments for owners who live abroad.
No. With a CPF and a power of attorney the whole purchase can be signed by a representative in Rio; many of our clients view by video and sign remotely.
